If you are thinking about selling a home, you must have a Conveyancing Solicitor or Licensed Conveyancer to act on your behalf - assuming you reside in the UK.

These are our ten most valuable tips to make sure you get the ideal Conveyancing Solicitor or Licensed Conveyancer

* Make sure they are qualified and licensed. In the UK this is the SRA for Solicitors and the Council for Licensed Conveyancers for Conveyancing Lawyers or Conveyancers. Also see if the work is actually carried out by qualified lawyers - or if it’s actually passed out to unlicensed staff or even a foreign-based conveyancing factory.

* A local family solicitor will normally be more costly so we would not suggest that you use one - so use a UK-wide supplier but do make sure they have a good track record in your area. * Check that they offer a Free or at least discounted Home Information Pack. This can save you lots of money on your total bill for selling your property.

* Avoid brokers and web only providers. There are dozens of chancers out there who have set up dodgy web sites for conveyancers. These will be passing on huge referral fees - in the range £175 to £600 - to the Conveyancers which you will ultimately pay for - either directly, in cash - or they will be outsourcing the work to a low cost Offshore Conveyancing conveyor belt with all of the communications and privacy issues that that may possibly bring.

* Be certain that they provide conveyancing quotes online. Any trustworthy Conveyancing Solicitor or Licensed Conveyancer will give online quotes easily and quickly. * Be certain they don’t send the work overseas. There are a couple of large providers who outsource all of the detailed conveyancing work overseas. This means that you can never contact a real solicitor who is supposed to be handling your house sale matter. It also means that your private data is probably being shared across national borders.

* Thoroughly examine their terms and conditions for extras and disbursements. All conveyancers will reserve the possibility to charge for disbursements or extras that they have to pay out. Read the terms and conditions carefully and make sure that you understand these clauses in full.

* Be sure that they have real England or Wales based offices. This will help in finding out the web based brokers who will always charge you a massive additional fee. Also make sure that they have proper UK based offices that you can actually attend if you need to - ideally several around the United Kingdom.

* Check that you can contact your solicitor direct. * Don’t be fooled by so-called Online case tracking. Often it’s a gimic but really it is designed by offshore conveyancing factories so that you can’t call the unqualified staff actually dealing with your files and personal information.
